Most inspections will take between 3 to 4 hours (rental inspections will be shorter). This allows us to truly examine the condition of the home. We strongly encourage you to attend your inspection. This way we can explain what we find and the potential seriousness of the issue. We can also answer questions you may have about the home. This way you will completely understand the comprehensive report we will deliver to you.

Resale Home Buyer:
This inspection is for those buying someone else’s house and wanting the peace of mind that the home has been inspected by professionals. This is the standard inspection that meets all the requirements dictated by the Standards of Practice of the National Association of Certified Home Inspectors (NACHI). This inspection is designed to document (both in writing and with photos) the overall condition of the home including the interior, exterior, roof, structure, plumbing, electrical, attic and basement (this list is not inclusive of all the items we inspect), noting problems, potential problems, safety or health hazards that may be present. However, we take this inspection beyond the NACHI requirements and also let you know if there have been any recall notices on any of your appliances and provide common information about your home and supply you with a book on home maintenance tips to help you keep your home in its best shape for years to come.
New Home Buyer:
When buying a new home you expect that all the systems will be working and the home is in excellent shape. But problems do occur even in a new home. Even the most reputable builders can have things inadvertently slip through the cracks. Although they will provide a warranty period to fix any problems you may encounter after you have closed, it is always easier to fix a problem before you have moved your family and furniture in. This inspection does not need to be as exhaustive as a regular inspection (although we still check all the major systems). This inspection is designed to provide you help in the final walk-through prior to closing. This inspection concentrates on the problems that are more cosmetic or operational (we still look at the structure) and tend to be a little more “nitpicky” in nature. We will examine both the exterior and the interior, looking closely at the fit, finish and operation of your new home. This way, most of the problems can be corrected prior to you starting life in your new home.
We can also do a 1-year warranty inspection, before your warranty runs out. We can find things a homeowner won't and help you get the builder to correct those things that are under warranty.
