An Inspection covers over 1600 + items and will take time!
Buyers:
In general the inspection will take between 3 to 4 hours on site, and another 2 hours at the office. (rental inspections will be shorter) This allows me time to step back and truly examine the condition of the home, and incorporate the photographic and narrative elements into the report.
I strongly encourage you to attend your inspection.
This way I can explain concerns you might have, cover potential issues, answering any questions you may have about the home. You will also have a complete understanding of the comprehensive report e-mailed to you. And any follow-up questions can be easily answered.

New Home:
When buying a new home you expect that all the systems will be working and the home is in excellent shape. But problems do occur even in a new homes. Even the most reputable builders can have things inadvertently slip through the cracks. Although they will provide a warranty period to fix any problems you may encounter after you have closed, it is always easier to fix a problem before you have moved your family and furniture in. This inspection does not need to be as exhaustive as a regular inspection (although we still check all the major systems). This inspection is designed to provide you help in the final walk-through prior to closing. This inspection concentrates on the problems that are more cosmetic or operational (we still look at the structure) and tend to be a little more “nitpicky” in nature. We will examine both the exterior and the interior, looking closely at the fit, finish and operation of your new home. This way, most of the problems can be corrected prior to you starting life in your new home.
Warranty on New Home:
Available is a 1-year warranty follow up inspection on new homes, before your warranty runs out. I can do a follow-up inspection looking for warranty issues that might need your attention or in general what areas you will need ongoing maintenance to keep the house in top shape.
Condos and Town homes:
Inspection will cover the SOP as outlined. The report will be just as if you were buying a home.
Investors or Resale:
(be sure you are updated on Colorado law and tax law for resale properties)
The inspection can be as specific as you need. I can cover just the structural aspects of the home, or get very detailed following the full SOP as outlined.
Construction:
Is phase (as structure is built) inspected, taking photographs and incorporating narrative throughout the construction process. This type of inspection is ideal for future additions or renovations that may take place on the property, it details the skeleton. You will know what is behind that wall finish in the Kitchen. I will need to work closely with the general contractor or the bank to access the site at certain phases of the construction process. This will insure that you will get what your contract states.
